Demand across Metro Vancouver saw a broad-based uptick to kick off the summer, with total sales increasing nearly 10% year-over-year. While sales momentum is building, inventory remains healthy enough to absorb the demand, keeping property prices remarkably stable month-over-month.


Key Takeaways & Market Highlights


Broad Sales Growth: June recorded 2,390 sales (+9.6% YoY), driven by gains across all property types. However, overall activity remains 12.4% below the 10-year seasonal average.


Listing Activity Cooling: New listings fell 6.0% year-over-year to 5,938. Total active inventory sits at 17,017 units (-3.1% YoY), though still 30.2% above the 10-year seasonal norm.


Balanced Territory: The overall sales-to-active listings ratio reached 14.6%. Historically, prices experience downward pressure below 12% and upward pressure above 20%.   Stable Benchmark Prices: The composite benchmark price sits at $1,099,100, down 6.0% year-over-year and essentially flat (-0.1%) compared to May 2026.
