October was a month of distractions in Metro Vancouver real estate: a surprise Bank of Canada rate hike, a snap provincial election and municipal elections all competed for buyers' and sellers' attention. Region-wide, both sales and new listings fell roughly 10% from a year ago, according to Greater Vancouver REALTORS® (GVR). Coquitlam told a slightly different story. Local sales actually edged up year over year and jumped sharply from September, while new listings dropped, even as benchmark prices continued to ease across every property type.

Here's what GVR's October 2026 numbers mean for Coquitlam buyers, sellers and owners.

Total Coquitlam sales were up 1.6% from October 2025 and up about 32% from September 2026, while new listings fell about 18% year over year (GVR stats package). Sales-to-new-listings ratios, as reported by GVR, were 53% for detached, 42% for attached and 40% for apartments.

The regional picture

Across Metro Vancouver, GVR reports 2,024 residential sales in October 2026, down 10.2% from October 2025 and 22.5% below the 10-year seasonal average. By type: 643 detached (-7.2%), 468 attached (-1.9%) and 892 apartments (-16.7%).

New listings totalled 4,805 (-11.6% year over year, but 1% above the 10-year seasonal average), and there were 15,688 active listings, down 4.3% from a year ago but still 24% above the 10-year seasonal average.

The regional composite benchmark is $1,068,600, down 5.2% year over year and 0.7% from September. Detached sits at $1,775,200 (-7.0%), townhouses at $1,006,500 (-5.5%) and apartments at $673,400 (-5.9%), all per GVR.

The overall sales-to-active listings ratio was 13.4% (11.6% detached, 16.5% attached, 13.5% apartments). GVR notes that prices tend to face downward pressure when this ratio stays below 12% for a sustained period, and upward pressure when it tops 20% for several months. In other words, the region is in balanced territory overall, with detached homes leaning toward a buyer's market.

The backdrop: a rate hike and elections

On October 28, the Bank of Canada raised its policy rate by a quarter point to 2.50%. GVR chief economist Andrew Lis described October as coming "with a few suspenseful distractions for buyers and sellers alike, with a somewhat surprising Bank of Canada rate hike and a snap provincial election among them," adding that "it's not entirely surprising that market participants took a step back in October to recalibrate."

Looking ahead, Lis noted that with markets pricing in a slight chance of another hike in December, "it's possible some buyers may step in to take advantage of rate holds that will soon be expiring." He also called it "a difficult quandary for buyers who've watched prices edge lower throughout the year, only to see those affordability gains eroded by higher borrowing costs."

What it means for Coquitlam buyers

  • Apartments: The softest segment. The benchmark is down 2.5% in a month and 9.1% in a year to $624,200 (GVR), the steepest annual drop of any Coquitlam property type and steeper than the regional apartment decline (-5.9%). First-time buyers have real negotiating room, but should stress-test payments at today's higher rates and lock in a rate hold early.

  • Townhouses: At $962,600, Coquitlam townhouses remain below the regional benchmark ($1,006,500), and attached sales jumped from 33 in September to 48 in October. This is the segment where buyers are most active, so well-priced units can still move quickly.

  • Detached: At $1,571,400, Coquitlam detached homes are about $200,000 below the regional benchmark and down 7.0% year over year. With fewer new detached listings (106 vs 147 a year ago), choice is narrower than last fall, but pricing is the most favourable it's been in years.

What it means for Coquitlam sellers

Sales activity picked up locally in October even as regional activity fell, and fewer new listings came to market. That's encouraging, but prices are still easing, so pricing to the current market rather than last spring's comparables is essential. Apartment sellers face the most competition and the sharpest price adjustments; townhouse sellers are in the strongest position. Presentation, accurate pricing and flexibility on terms matter more than ever.

What it means for Coquitlam owners

If you're not planning to move, a softer month doesn't change your long-term picture: over 10 years, Coquitlam's composite benchmark is still up 21.8%, townhouses up 61.0% and apartments up 55.0% (GVR). Owners with mortgages renewing in the next year should plan ahead given the Bank of Canada's October hike.

The bottom line

Coquitlam's October showed a market adjusting rather than stalling: prices are lower than a year ago across the board, but buyers came back in greater numbers than in September. With a possible December rate decision and rate holds expiring, the next few months could create opportunities on both sides of the deal for those who are prepared.
